As detailed as we are, we have prepared a thorough proposal- listing your scope of work item-by-item, and organized by trade specialty.
We know this can be a bit overwhelming to take in at first, so we also prepared a summary, organized by the various portions of the overall project, for your convenience.

Project Summary
Direct Replacement Hall Bath (2nd Floor): $24,785
Necessary plumbing for installation of new toilet, sink & faucet, shower and handheld, and tub
- Remove and cart existing PLASTER bathroom down to exposed framing
- Install Panasonic Whisper Fan controlled by timer and vented to exterior of home
- Install 4 recessed "Hi Hat" lights, controlled by dimmer switch
- Install (1) Client supplied light fixture over vanity
- Remove existing radiator
- Remove exterior door
- Necessary Framing for installation of new window
- Supply & Install new radiator
- Installation of tile throughout floor area
- Installation of wall tile throughout all four walls
- Install bathroom wall-mounted accessories
Includes $6,600 allowance for cabinets, counters, fixtures & tile
Miscellaneous Construction Items: $74,215
- Remove and replace windows throughout (32 total)
- framing and installation of new bathroom window
- Remove & cart carpeting in (3) bedrooms
- Sand & Finish Floors throughout
- Necessary electrcial work to provide new lighting and outlets as per clients request [(32) HI HATS on dimmers, (1) 3 way switch, (2) wall outlets, necessary removals and circuits]
- Remove den plaster ceiling, supply and install new sheetrock
Includes $17,600 window allowance
ADMINISTRATIVE: $7,478
- Acquire required plans.
- Submit necessary filings.
- Arrange municipal inspections.
- Provide temporary facilities for workers.
- Maintain required insurances and certificates.
- Perform job-site cleanup.
- Remove all construction debris.
- Arrange & assist in material deliveries.
- Maintain jobsite supervision.
- Provide weekly written updates to homeowners.
- Maintain online portal for documents, photographs, and scope of work changes.
