Design - Build Services

Honestly? Most contractors can hang sheetrock and frame walls. What separates us is what happens before we ever show up on site.

We've spent years perfecting our preconstruction process - the planning, coordination, and problem-solving that needs to happen so your project runs smoothly once construction starts. That means fewer surprises, less time with workers in your house, and way fewer "we need to talk about this" moments in the field.

Because we handle both design and construction, there's no finger-pointing between architect and builder. One team, one process, complete accountability.

We also specialize in Long Island home styles - Capes, split-levels, ranches - so we know exactly how to work with what you've got. And we approach every project with an eye toward unlocking value in your home, not just adding square footage.

The result? Design-forward work that looks unique, executed with a level of precision that comes from doing this over and over until we got it right.

Custom home construction costs vary significantly based on home type, size, and finishes selected. Our design-build approach helps optimize your home building budget by considering construction costs during the design phase, preventing expensive surprises common when building a new home. We provide detailed cost breakdowns during initial consultations and offer fixed-price agreements that give homeowners budget certainty. As experienced custom home builders in Long Island, we understand local market conditions and can help you make your home vision a reality within your budget parameters.

We don't hand you off between an architect and a contractor - you work with one team from start to finish.

Here's why that matters: In the traditional setup, the architect designs something, then disappears. The contractor shows up later and says "well, this is going to cost more than you thought" or "this won't actually work." Now you're stuck in the middle, trying to figure out who's responsible and how to fix it.

With our design-build approach, the people designing your project are talking to the people building it from day one. That means we catch problems on paper, not in your living room. We price things accurately upfront. And when decisions need to be made, there's one team making them - not two separate companies pointing fingers at each other.

The result? Your project stays on schedule, on budget, and you're not playing referee between warring contractors.

We specialize as custom home builders in Long Island, serving Nassau and Suffolk Counties with deep expertise in local building codes and municipal requirements. While some home builders in upstate New York may offer similar services, our focus remains on Long Island where we've established relationships with local building departments and suppliers. This specialization allows us to navigate Long Island's complex regulatory environment more efficiently than general contractors who spread their services across broader geographic areas.

We don't make custom builds cheaper by cutting corners on craftsmanship or materials. Instead, our design-build approach reduces overall project costs through systematic efficiency. By integrating design and construction phases, we eliminate the markup typically added when general contractors bid on architect-designed plans. Our established relationships with suppliers and subcontractors, combined with detailed project planning, prevent the cost overruns that make building a new home more expensive with traditional approaches. This efficiency allows us to deliver better value while maintaining the high-quality standards expected in a luxury custom home.

Our design-build services accommodate various custom home types, from building a new home on vacant lots to major renovations that transform existing structures into your home of your dreams. We specialize in luxury custom home construction, whole home renovations, and significant additions that essentially create a new custom home. Because one team handles design and construction, each home is delivered as a turnkey project, ready to move into. Whether you're looking to build your home from the ground up or transform an existing property into a beautiful home, our systematic approach adapts to different project scales while maintaining consistent quality and attention to detail.

The honest answer? It depends on what you're building and how long your town takes to approve permits.

Most projects run 8-18 months from design to completion, but that range is wide for a reason. A second-story addition is different from a kitchen renovation, and some municipalities move faster than others.

Here's where our design-build approach helps: We don't wait for design to be 100% done before we start planning construction. We overlap those phases, which cuts weeks or even months off your timeline compared to the traditional architect-then-contractor approach.

We'll give you a realistic timeline once we understand your specific project and what approvals you'll need. And we keep you in the loop throughout - if something's running ahead or behind schedule, you'll know why and what it means for your completion date.

No surprises, no vague "it'll be done when it's done." Just honest communication from start to finish.
