Updating Kitchens for Comfort, Storage, and Flow
Many Garden City homes were originally built with closed-off kitchens separated from dining and living spaces. Modern remodeling often includes opening layouts, improving storage, upgrading systems, and creating better flow for everyday use.
Before design work begins, Center Island Contracting evaluates the full project scope, including:
- Whether structural changes are needed or the remodel is mainly cosmetic
- If plumbing or electrical systems require upgrades or relocation
- Whether nearby spaces such as bathrooms or basements are included
- The budget range and finish level that best fits the project goals
This planning process helps identify permit requirements, construction needs, and realistic project costs before work begins.

What Makes Remodeling in Garden City Unique
Garden City was founded in 1869 as one of the first planned communities in the United States and incorporated as a village in 1919. Its housing reflects more than 150 years of layered development, from late Victorian properties near the historic core to Tudor Revival and Colonial homes built through the 1940s, to post-war Cape Cods and ranches in Garden City South.
Remodeling Different Home Styles in Garden City
Victorian and Planned Community Era (1869-1910)
These historic homes reflect Queen Anne and Italianate influences and were built as part of Garden City’s original planned community. Kitchen remodeling projects in these properties often require careful evaluation of structural framing, aging systems, and existing layouts before renovation work begins.
Colonial and Tudor Revival (1910-1935)
Colonials, Dutch Colonials, and Tudor Revivals remain some of the most recognizable home styles in Garden City. Many kitchens in these homes still contain outdated electrical, plumbing, and ventilation systems that require modernization to support contemporary layouts and appliances.
Interwar Revival Homes (1925-1945)
English Cottage and French Normandy homes from this period frequently require full kitchen reconfiguration due to smaller layouts and aging infrastructure. Hidden conditions behind walls, including outdated wiring and plumbing, are common discoveries during renovation.
Post-War Cape Cods and Split-Levels (1945-1965)
Found throughout Garden City South and nearby neighborhoods, these homes are often remodeled to improve kitchen flow, storage, and functionality. Their simpler framing and layouts make them well-suited for expanded kitchens, open-concept living areas, and multi-room renovations.
Infill and Custom Construction (1970 to Present)
Newer custom homes and rebuilt properties typically focus on luxury finishes, larger kitchen layouts, and integrated living spaces. Remodeling projects in these homes often involve design upgrades, improved functionality, and coordination with current building regulations and local review requirements.
A home’s construction era directly affects what may be found behind the walls, how renovation plans are developed, and what approvals may be required before construction begins. Careful planning helps reduce surprises and keeps the remodeling process more organized from start to finish.

What You Need to Know
Permit and Zoning Considerations Before You Build
Village of Garden City Building Department
All residential permits are issued by the Village Building Department.
The Village operates independently of the Town of Hempstead, and structural, electrical, plumbing, and HVAC work all require permits.Visit the Village of Garden City Building Department website for current fee schedules and application requirements.
Zoning Board of Appeals (ZBA)
Projects requiring a setback variance, an exception to lot coverage limits, or approval for a non-conforming condition must go before the Village ZBA before a building permit is issued. Applications require neighbor notification and are reviewed at public hearings, adding several weeks to the pre-construction phase.
Architectural Design Review Board (ADRB)
Under Chapter 57 of the Village Code, exterior modifications visible from public streets require ADRB review. Applications are submitted through the Village Building Department. Homeowners should confirm ADRB applicability before finalizing design plans to avoid permit delays.
Nassau County DPW Coordination
Projects involving utility connections, driveway modifications affecting drainage, or work near county road rights-of-way may require Nassau County DPW coordination in addition to Village permits. This applies most often to addition projects and new construction on existing lots.

Improving Function, Flow, and Finish in Every Kitchen
Custom Kitchen Remodeling Solutions
Every kitchen remodel is planned around the home’s layout, condition, and the homeowner’s goals. Older Garden City homes often require more than cosmetic updates, especially when plumbing, electrical, or structural systems need improvement.
Custom Cabinetry
Custom cabinetry designed to the specific dimensions of your kitchen. Every cabinet is built to fit your kitchen's exact measurements, maximizing storage and ensuring a clean, consistent finish across the space.
Countertop Fabrication
Countertop fabrication and installation in natural stone, engineered quartz, and other surfaces. We handle everything from material selection at our showroom to precision fabrication and on-site installation, so surfaces fit and finish correctly the first time.
Kitchen Island Design
Kitchen island design configured for storage, seating, or prep, with electrical and plumbing rough-ins where required. A well-designed island adds function and flow to the kitchen, and we plan every detail including utilities before construction begins.
Appliance Integration
Appliance integration coordinated with cabinet layout, ventilation, and electrical capacity. Appliances are specified and positioned during the design phase so cabinetry, ventilation, and electrical systems are all built to accommodate them properly.
Flooring
Flooring in tile, hardwood, and engineered wood, including subfloor preparation. We assess and prepare the subfloor before installation to ensure a level, stable base that holds up in an older home's structure.
Lighting Design
Lighting design covering recessed, under-cabinet, and pendant fixtures, with new circuits where required. Lighting is planned as part of the overall design, not added as an afterthought, so task, ambient, and accent light all work together in the finished kitchen.
Plumbing & Electrical
Plumbing and electrical upgrades permitted and inspected through the Village Building Department. All systems work is fully permitted, code-compliant, and inspected at the required stages, giving you a kitchen that meets current standards.
Full Gut Renovations
Full gut renovations covering complete removal, structural assessment, systems upgrades, and full rebuild. For kitchens that need a complete restart, we manage every phase from demolition through final inspection under one coordinated scope.
